This plan started life with a muddle of zig zags. The kitchen was almost an internal room with no outlook to the garden. The master layout was maze like and the ensuite over looked the outdoor social area: 'chummy!' So it required us starting all over again!

- Now we have kids bedrooms and bathroom, powder room in its own wing. For the 'empty nesters' who will inhabit this home, these rooms are planned to be used for WHF, study, sewing, guest rooms etc. Therefore being quite separate from the main living areas ensures they can be zoned separately for heating/cooling as their use dictates.
- Direct garage entry is a must for safety and security. The garage rear roller door is great for ease of garden access and equipment etc. but the covered area is ideal from the laundry too. Dropping wet clothes, muddy boots, tools and equipment is very easily achieved and the space for clothes drying is indispensable.
- The sitting rooms, on the south, is proposed for movies, hobbies and mostly evening use but it also provides excellent cross ventilation for summer cooling.
- The master enjoys view to the garden from the hall and morning sun. The ensuite tucked behind the bedhead is ensured privacy.
- The kitchen has a massive pantry, clear island bench and outlook across the dining and family room to the garden.
- Three walls, two with glass and one of plaster, creates a generous space for family room, large enough for the whole family to gather. Dining has the sliding doors to garden and warming northern sun for heating the home for FREE!
- Between kitchen (where a splash back windows could be installed) and bathrooms is envisioned a fern glade garden with bird friendly plants to be enjoyed while ensuring bathroom privacy and the possibility of fragrances from the plants to be enjoyed too.
- A generous but discrete linen store room is provided for all the households requirements.
