On a small site, this plan makes the most of it. North off the left rear corner that is where we will have the garden with the living rooms overlooking it. The garage to the south east is mandatory, the study sitting room the the south west will be ideal for WFH or quiet reading. Windows to the narrow side, allowing just enough space for garden, will ensure day/afternoon sun assists with heating, while cross ventilation through the whole home will provide summer breezes for cooling. Entry from garage to the rear sideway is under cover as could be the clothes line. And direct home access via the laundry is ideal for bringing in the shopping, is great for children and is very secure. Bathroom and powder room is great for family and guests. Two of the children's bedrooms have generous WIRs. And the family/dining room, overlooked by the kitchen enjoys the best of the day sunshine for heating the room for FREE and also access and outlook to the garden. What a wonderful conservative family home. Although I imagine folks not wanting to move away from it ever! Can't ask better than that!
